TERMS & CONDITIONS & HIRE AGREEMENT FOR LITTLE ANCHOR, HERNE BAY
WE REQUIRE THAT OUR GUESTS READ THE FOLLOWING CONDITIONS WHICH SHOULD BE READ IN CONJUNCTION WITH AND FORM PART OF THE BOOKING CONDITIONS.
Number of Persons
The maximum number of persons allowed at Little Anchor is 2 and should not be exceeded under any circumstances.
Only the guests included on the booking may stay at the property unless prior permission has been given by Little Anchor.
Occupation and Departure
Unless otherwise agreed, the normal time of check-in is after 3pm on the first day of hire. Departure must be by 10am on the last day of hire.
The property MUST be vacated by the agreed departure time to allow the property to be cleaned and prepared for the next guests.
All personal items should be removed from the property on departure. If items have been forgotten, please inform us immediately. Any personal items left at the property can be returned where possible. An administration fee plus postage will apply.
Smoking & Vaping
Please note we have a zero tolerance to smoking & vaping & any drugs and are STRICTLY FORBIDDEN inside
Little Anchor & outside the door & window.
Please go to the end of the driveway if you wish to smoke or vape.
Your damage deposit WILL BE forfeited if it is found that guests have smoked cigarettes, cannabis or vaped inside the property.
Electric Cars
Please note electric cars are NOT to be charged at Little Anchor.
This can be a major fire risk.
Keys
All keys must be returned to Little Anchor keysafe on departure as instructed.
If a key is lost, not returned, or taken away from the property by a guest, the hirer will be responsible for the full cost of replacing the lock and providing replacement keys, together with any reasonable associated administration costs.
The cost will be deducted from the damage deposit where applicable. If the cost exceeds the damage deposit, the hirer remains responsible for the balance.
Hirer’s Responsibility
The hirer is responsible for the property and its equipment during the period of the hire and is expected to take good care of it and leave everything as found on arrival.
You must not use the property for any dangerous, offensive, noisy or immoral activities, or carry on there any act that may be a nuisance or annoyance to the owner or any neighbouring properties.
Little Anchor is let fully furnished.
Fake tan stains on bedding and will be charged accordingly to remove or replace.
The hirer undertakes to report and pay for ALL damage caused to the property or for equipment lost, damaged, broken or stolen during their occupancy of the property.
All equipment, utensils etc. must be left in a clean condition at the end of the hire period.
None of the items may be removed from the property during occupancy. The property is to be left clean and tidy as it was found.
ANY EXCESS CLEANING OR STAINED BEDDING WILL BE DEDUCTED FROM YOUR DAMAGE DEPOSIT.
Payment
A deposit of 30% of the total rental charge is required as a booking payment.
Payment can be made by bank transfer or card payment.
Until confirmation and clearance of payment, Little Anchor and the dates are still available.
Receipt of this payment will confirm the booking and is fully refundable if for any reason Little Anchor cannot confirm the booking.
Once Little Anchor has confirmed your booking you are responsible for the whole of the hire terms.
The balance of the hire and refundable damage deposit must be paid to Little Anchor no later than 8 weeks prior to the date of the start of the hire period.
If the final payment is overdue by 5 days, the booking will be cancelled and dates re-advertised and the original deposit will be forfeited.
Damage deposits of £150 are required should there be any damage, breakages, missing items, stained bedding, excessive mess which requires extra cleaning, to any part of the property or contents.
You will be notified of amounts and the balance (if any) then returned to you.
If the damage exceeds the damage deposit amount the hirer will be responsible to pay the FULL balance of the damage within 14 days of demand.
Damage deposits are returned should the property be left in the state it was found and no damage, breakages or loss to anything in the property.
PLEASE NOTE This can take up to 10 working days after your departure.
All damages MUST be reported to Little Anchor.
Late Booking
If a booking is made less than 8 weeks before the start date, full payment is due.
Booking Conditions
If you wish to cancel the booking you must immediately notify Little Anchor by email.
In all cases of cancellation the deposit and any monies on a payment plan that have been paid is forfeited and in the event that cancellation is made less than 8 weeks prior to the date of the commencement of the holiday, the whole of the balance of the rental charge is non-refundable.
Only the hirer and their family/party can take the paid holiday.
NON-TRANSFERABLE.
You must not sub-let the property or allow anyone to stay at the property who is not included on the booking form without prior permission from us.
If another guest is found to have stayed who is not on the booking form, a fee of £100 per person will be charged.
The hirer cannot change the guests’ details without prior agreement and acceptance with the owner.
The owner holds the right to decline any name changes at any point in the booking.
Dates can be transferred but only before the full balance has been paid and a £45 administration fee is payable.
Owners Liability
The owners do not accept any liability for loss of or damage to personal effects, baggage or any other item belonging to the hirer or to any member of the hirer’s party, except in so far as the loss or damage arises from a substantial defect or damage known to the owners or which should have been known to the owners.
Save as aforesaid and without prejudice thereto we shall not be liable for consequential or other damages howsoever arising, liability for death or personal injury caused by our negligence not excluded.
There is no responsibility by the owners taken for parking, this is at your own risk.
Pets
We accept 1 small dog at Little Anchor.
Dogs must be under proper control at ALL times.
Traces of your dog must be removed before departure.
All dogs must be house trained.
Dogs must NOT be left at the property unattended unless otherwise agreed in advance.
Guests must bring all dog bedding and towels for drying their pet when required.
Owners will be responsible for ALL damage caused by their dog above the damage deposit and the removal of any mess.
WIFI
We provide FREE Wi-Fi at Little Anchor.
We are however not in any way responsible for any Wi-Fi problems that guests may have but will do our best to help with any issues.
Right of Entry
The owners/housekeeper shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
Newsletter
By agreeing to the terms and conditions your email address may be used for communicating with you about your booking and your stay.
Your information will not be sold to any third party.
If you would not like to receive marketing or newsletter emails, you can unsubscribe at any time.
Disclaimer
Little Anchor does not accept any liability for circumstances outside of the owner’s control.
The owners do not accept any responsibility for building work, road works, neighbouring properties or other activities taking place in the surrounding area.
Occasionally water, gas and electricity may be interrupted for maintenance and, as with any services that carry out these works, this is outside of our control.
We are not responsible for bad weather and no refunds will be given due to this.
Heating
Gas central heating is included in the rental at Little Anchor unless otherwise stated at the time of booking.
If there is excessive gas or electricity usage, this may be charged in addition where this has been clearly stated in the booking conditions.
